With over 20 years in the business and a deep connection to the Edmonton region, Victor Moroz combines community knowledge, development experience, and a long-game mindset to help clients succeed in Alberta’s evolving commercial market.

Victor Moroz doesn’t just work in Alberta’s real estate market, he’s part of its fabric.
With over two decades in the industry and a deep understanding of the communities he serves, Victor has become a key player in the commercial real estate landscape across Edmonton, Spruce Grove, Stony Plain, and Parkland County. As both a REALTOR® and a developer, he brings a rare perspective, combining on-the-ground experience with high-level strategic insight.
“My goal has always been to help my clients succeed beyond the transaction,” Victor explains. “It’s about guiding them through every stage, whether they’re developing land, leasing space, or investing in their next opportunity.”
From community advocate to commercial expert
Victor has lived and worked in the region for over 35 years. His passion for local economic growth and commercial development led him to serve as Director and past President of the Spruce Grove City Centre Business Association, as well as an active member of the Greater Parkland Regional Chamber of Commerce.
These community ties aren’t just symbolic, they’re strategic. They allow Victor to stay closely connected with local businesses, developers, and investors, while staying ahead of regional shifts and zoning trends that can impact a project’s success.
“I’ve been fortunate to work alongside some of the area’s most respected developers,” he says. “That exposure has sharpened my understanding of land use planning, design/build processes, and investment strategy.”
Lessons in longevity
Victor didn’t build his business overnight, and he doesn’t expect his clients to either. He’s the first to admit that early in his career, he focused too heavily on quick transactional wins. But over time, he shifted his strategy to what truly matters: building long-term relationships rooted in trust.
“Patience and consistency are everything in commercial real estate,” he explains. “Now, I spend more time understanding each client’s vision so I can align my services to their long-term goals. The results are stronger, and the relationships last.”
Staying agile in an unpredictable market
Commercial real estate is known for its complexity and volatility. Victor thrives in that challenge.
From economic shifts and zoning changes to market uncertainty, he stays ahead of the curve by leaning into research, networking, and strategy. His strong relationships with local officials, planners, and business leaders help him anticipate change and guide clients through it with confidence.
And when it comes to marketing and exposure, he’s all in on modern tools.
“We work closely with a digital team to make sure our listings and branding are consistent and authentic,” he says. “Social media has become a huge asset. It’s not just about visibility, it’s about building credibility and connecting with the right people.”
Powered by innovation. Grounded in values.
Victor credits much of his efficiency to tools like Royal LePage’s rlpSPHERE®, which has transformed how he manages client relationships, marketing, and lead generation.
