Shea Warrington reveals what it takes to be Royal LePage’s National A.E. LePage REALTOR® of the Year

The award is presented to one agent in each of Canada’s five regions (British Columbia, Prairies, Ontario, Quebec, and East Coast), as well as nationally. 

This year, Shea Warrington from Royal LePage® Estate Realty in Toronto was awarded the Ontario and national titles. Her unwavering commitment to her clients, fellow real estate professionals and her community truly make her a deserving recipient of this award. Shea exemplifies remarkable dedication to the Royal LePage brand, setting a standard of excellence in Canadian real estate.

When asked what this award meant to her, Shea noted, “I feel ultra humbled! Our company is absolutely bursting with generous and accomplished professionals – so many of whom are beyond deserving of this award. Seeing the funds raised for our beloved Royal LePage Shelter Foundation at our recent National Sales Conference in Calgary was absolutely overwhelming. It brings me back to my first conference in Winnipeg where I was awestruck by the generosity in the room at the Foundation’s auction. I feel I am in good company at Royal LePage as I am surrounded by a group of people who truly embody the spirit of giving back.”

Shea has a proven track record and a deep passion for helping her clients achieve their real estate goals. We sat down with her to learn more about how she got started in her career, and how she manages to continuously deliver exceptional results to her clients, and serve as a mentor for other professionals in the field. Here’s our conversation:

What inspired you to pursue a career in real estate?

It all started with my love for Toronto’s diverse neighbourhoods and communities. I have always been drawn to the idea of helping people find a place to live that they can truly call home. Working in real estate allows me to combine my passion for architecture and design with my desire to make a real impact in people’s lives. Plus, I love that every day is different – there are always new clients, challenges, wins and goals that drive me.

In a highly competitive real estate market like Toronto, what do you believe has been your key to success?

Staying adaptable and always being prepared. Toronto’s housing market moves quickly, much like many major cities, and with that there is no room for complacency. I prioritize staying as up to date as possible on market trends and property values to ensure I equip my clients with the knowledge they need to make informed decisions. Beyond that, I believe my success has come down to my genuine commitment to my clients and their needs. I always try to go above and beyond to ensure they feel supported, whether they are buying their first home, or investing in a new property.

When it comes to your clients, what do you believe they value the most when working with you?

Communication is key. I make it a priority to keep my clients informed at every stage of the buying or selling process. Many of my clients have expressed appreciation for my transparency and dedication to their goals. This industry can be complex and emotional, so being available and empathetic helps establish trust and makes for a better experience for everyone involved.

What advice would you give to someone considering a career in real estate?

Be prepared for a lot of hard work and resilience! Real estate is far from your typical nine-to-five career, especially in larger cities like Toronto. It takes dedication and a willingness to adapt to ever-changing market conditions. It’s also important to build your knowledge – you need to have a thorough understanding of the market, neighbourhoods and communities you are working in. Clients can always tell when you’re well-informed which helps in building your credibility. Finally, invest in your network. The relationships you build with clients, colleagues and local professionals are essential to long-term success.

Can you share a memorable moment from your career that reminds you why you love what you do?

One of my favourite memories was helping a young family find their first home. They had a very specific vision, but were working with a limited budget. It took patience and persistence to find them the right fit. When we finally secured the perfect home, their excitement and gratitude were unforgettable. It reminded me of why I do what I do – to help people find a place where they can build memories and truly feel at home.

The housing market can be challenging and overwhelming to navigate at times. How do you help your clients stay positive and confident throughout the process?

I always make sure my clients are as educated as possible from the start, setting realistic expectations and guiding them through each step. I try to take the mystery out of the process and break down complex details in a way that’s easy for them to understand. Building that confidence is so important, especially when things don’t go as initially planned. 

How do you stay motivated to continue growing in such a challenging field?
My clients keep me motivated. Knowing I’m helping people with one of the biggest decisions of their lives is both humbling and inspiring. I also find value in continual learning. Real estate is an ever-evolving industry, so I regularly attend workshops and coaching sessions. That knowledge not only benefits me but also directly enhances the service I provide to my clients.
