Nirmal Brar on navigating complex deals and growing a commercial brokerage in Greater Toronto Area West

July 23, 2025 7 min. read

From long sales cycles to zoning challenges, commercial real estate demands resilience, strategy, and a deep understanding of the market. Nirmal Brar, broker and owner of Royal LePage® Flower City Realty, shares what it takes to build trust, stay ahead, and lead with integrity.

Nirmal Brar’s career in commercial real estate began with curiosity and evolved into a calling.

As the broker and owner of Royal LePage® Flower City Realty in the Greater Toronto Area’s western communities, he has spent years learning the intricacies of zoning, development, investment and industrial sales, in addition to leasing. But, it didn’t start that way. Like many professionals working in the commercial space, Nirmal’s early days in the industry were spent learning foundational concepts like capitalization rates rates, lease structures, and development timelines – skills that would become the backbone of his expertise. Nirmal then used this knowledge and experience to help others grow their commercial portfolios and build confidence in navigating complex transactions. His deep industry expertise, combined with a passion for education and community, has firmly established him as a respected leader in the commercial real estate space.

“The beginning of my career in commercial real estate was about understanding the numbers and processes,” he explains. “Then came the complexity of development, zoning changes, public meetings and site plans. With experience, you keep learning. There’s always something new.”

Commercial real estate is a long game

Unlike residential transactions, commercial deals can take months, or even years, to close. Nirmal emphasizes the importance of patience, persistence, and discipline.

“Success in commercial real estate is built on consistency,” he says. “You have to stay on top of market updates, listings, and client needs. It’s about discipline and time management, planning your day, setting priorities, and building momentum.”

His advice for those new to the field? Don’t get discouraged by the long lead times. “Be consistent, and surround yourself with a brokerage that supports your growth.”

The tools that power performance

To manage the fast-paced, ever-evolving nature of commercial real estate, Nirmal leverages a suite of tools to stay organized and connected. From rlpSPHERE®, to CoStar, Altus Group, and Canva, he’s strategic in how he uses technology to enhance his relationships with clients.

“No CRM or platform works unless you use it,” he says. “Tools only help when you show up and make the most of them.”

Nirmal has also embraced social media as a key player in building brand authority and connecting with clients.

“LinkedIn is great for networking and market insights,” he says. “Instagram lets you showcase properties and share behind-the-scenes content. Facebook is perfect for engagement and ads. The key is offering value and sharing insights, not just listings.”

Adapting to a shifting market

Despite fast-changing economic conditions and the impact of foreign buyer bans in residential real estate, Nirmal sees new investment opportunities emerging in the commercial space.

“The landscape is shifting. Larger retail may change, but small retail will thrive in developing communities. Commercial real estate will see more investment as buyers look for smart alternatives.”

With a focus on market trends and customized strategies, Nirmal helps clients navigate the buying, selling, or leasing process with confidence. His approach combines strong negotiation skills with a deep understanding of the market to support informed decision-making.

Work-life balance starts with boundaries

Long hours and constant networking are part of the job, but Nirmal believes in the importance of recharging. For him, work-life balance means staying organized, building routines, and making time for hobbies that bring joy.

That sense of balance also extends to how he connects with others. “In an increasingly digital world, genuine social connection is becoming a lost art. While online platforms make it easy to stay in touch, it’s face-to-face interactions that foster meaningful, lasting relationships,” he says. “I’ve made it a priority to reconnect in person – whether through community events, shared activities, or simply taking the time to meet – it’s these moments that help me reset and build stronger connections.”
