Architecture, insight and conversation: Erik Calhoun’s journey into Toronto real estate

May 15, 2026 7 min. read

Toronto real estate professional Erik Calhoun draws on decades of experience in residential design and a carefully cultivated professional network to bring a thoughtful perspective to buying and selling homes.

When Erik Calhoun from Royal LePage® Signature Realty entered the Toronto real estate market in 2024, he brought something many new agents don’t: decades of experience working in residential design.

That background gave him a deep understanding of how homes function, how neighbourhoods evolve and how people connect to the spaces they live in. Combined with a strong professional network built over years in the design world, it provided a natural bridge into real estate.

“Working with the network I built over decades in residential design has been key,” he explains.

It didn’t take long for that approach to make an impact. Within his first year, Calhoun was named Royal LePage®’s Ontario Rookie of the YearTM.

Design experience meets the real estate market

Before entering real estate, Calhoun spent years immersed in residential design, studying architecture, working closely with homeowners and developing an appreciation for how thoughtful design shapes the way people live.

That experience gave him a different perspective when advising clients.

Rather than looking at properties purely through the lens of transactions or market data, he often considers how the structure, layout and architectural details contribute to a home’s long-term value and livability.

It also meant that when he transitioned into real estate, he already had a well-established network of clients, colleagues and contacts who trusted his expertise.

A different approach to communication

In an industry where quick messages and digital communication often dominate, Calhoun has intentionally prioritized a more personal approach.

He focuses on phone calls and in-person conversations whenever possible.

“Prioritizing phone calls and in-person meetings over emails, texts and video has been important,” he says. “These conversations have allowed me to understand clients’ needs more fully while building the kind of relationships that often extend beyond a single transaction.”

Building a brand through storytelling

One of Calhoun’s most distinctive strategies has been a newsletter he sends to roughly 3,000 readers every couple of months.

Rather than focusing solely on real estate statistics or market forecasts, the newsletter explores broader topics related to the city and its built environment.

“I write all the content myself,” he says. “My articles often touch on Toronto’s architectural history, neighbourhood character and the unique features that shape different submarkets across the city.”

By sharing these insights, Calhoun has created a platform that keeps his network engaged while reflecting his genuine interest in the places people call home.

Interestingly, the newsletter rarely focuses directly on transactions or interest rates. Instead, it highlights the stories and design elements that make Toronto’s housing landscape so distinctive.

Bringing a business owner’s perspective

Although real estate is a new chapter in his professional life, Calhoun entered the industry with the confidence that comes from running his own business in the past.

“I had confidence in my abilities because I had managed my own business before,” he says.

When navigating complex situations with clients, he often draws on that experience, sharing stories from the field to help clients better understand the realities of buying or selling a home.

That practical perspective helps build trust while giving clients clarity during important decisions.

Systems behind the scenes

As his business continues to grow, Calhoun relies on disciplined systems to stay organized and ensure every detail is accounted for.

Spreadsheets and calendar systems play a central role in managing transactions, appointments and ongoing communication.

“I try not to rely on my own memory,” he says. “Systems help keep everything organized. By tracking tasks carefully and reviewing my schedule daily, it helps ensure nothing slips through the cracks, even as the pace of my business increases.”

Continuing to learn in a changing market

Looking ahead, Calhoun remains focused on strengthening relationships and continuing to adapt to an evolving market.

Staying connected with clients, refining his communication strategies and keeping a close eye on market dynamics will remain central to his long-term success.

Like many professionals in the industry, he sees continuous learning as a key part of building a sustainable career.

Success measured in client outcomes

While recognition and milestones are rewarding, Calhoun says the most meaningful moments in his career happen whenever a client successfully buys or sells a home.

“Every purchase or sale for a client has been rewarding,” he says. “Achieving my own goals is secondary to helping them achieve theirs.”

That client-first philosophy continues to guide his work as he builds his business in Toronto’s competitive market.
