A fair amount of water damage can be avoided by taking basic preventive measures. Here are some tips drawn from the experience and observations of claims advisors for The Personal, the home, auto and business group insurer of Royal Lepage Real Estate.

Some simple ideas to make life easier

Basement. Make sure the ground around your home slopes so water flows away from the structure. Otherwise water could enter through the foundation. And the typical lifespan of a water heater is 12 years, so keep an eye out for leaks if your unit is older.

Roof. It’s important to examine your roof and attic carefully each spring to make sure there are no loose shingles or wet insulation. In addition, have the flashing inspected for cracks every two years.

Do you have the right coverage?

One more piece of advice: make sure you have coverage to protect against wastewater back-up, groundwater seepage, and above-ground water damage (for example, through the roof).
