- Prospecting evolves with your experience. New agents must approach strangers for lead generation, but as your business grows it will shift to your “sphere of influence” and eventually to building a full referral network.
- When choosing an area to farm, you want that farm area to have a minimum 8% turnover rate of homes in the area based on your market research.
- Leverage your “just sold” listings to farm a neighbourhood to maximum potential and master the “columbo routine” that Chris mentions to increase the number of conversations you have with prospective sellers.
- The by-product of mastering lead generation and prospecting is an increase in your confidence. At a listing presentation, this confidence, comfort and conviction directly influences the prospective seller’s decision making process.
